Thu, November 05, 2026

Boston Properties (NYSE: BXP) delivered stronger-than-expected third-quarter 2026 results, lifting its full-year outlook while locking in new capital and maintaining leasing momentum.

In a release dated October 27, 2026, the REIT reported Q3 revenue of $911.4 million, up 4.6% year-over-year from $871.5 million. Net income attributable to BXP came in at $114.5 million, or $0.71 per diluted share—compared with a net loss of $121.7 million, or $(0.77), in the year-ago period. Funds from Operations (FFO) reached $302.2 million, or $1.89 per diluted share, versus $276.7 million, or $1.74, a year earlier. Both EPS and FFO exceeded the midpoint of guidance by $0.20 and $0.08 per share, respectively.

Following these results, BXP raised its full-year 2026 outlook. The revised guidance targets diluted EPS of $2.35 to $2.37 and diluted FFO per share of $7.06 to $7.08, up $0.17 and $0.05 at the midpoint, respectively, compared with prior guidance. The improvements were attributed to stronger-than-expected disposition gains and portfolio performance.

Capital Markets Activity and Financing

To support its ongoing development pipeline, BXP’s operating partnership, BPLP, successfully launched a public offering of $700 million aggregate principal amount of unsecured senior notes due 2036. The notes were priced at 99.837% of par, yielding an effective rate of approximately 6.162% per annum to maturity, with net proceeds of about $692.4 million.

Additionally, BXP executed the sale of a 10.6% equity interest in its 343 Madison Avenue project to AVRS Partners. The transaction provided capital relief while allowing BXP to retain full development, leasing, and management control.

Leasing and Occupancy Trends

Leasing activity during Q3 remained strong, with 74 new leases totaling around 1.2 million square feet and average lease term of 10.3 years. Notable transactions include a 206,000 sq ft lease with a technology company at 500 North Capitol in Washington, D.C., and a 112,000 sq ft renewal with a law firm at Madison Centre in Seattle.

Occupancy gains extended to a fourth consecutive quarter, with total portfolio occupancy rising 100 basis points sequentially to 89.4%, and total leased rate climbing 60 basis points to 91.9%. The gap between leased and occupied space stood at 250 basis points—approximately 1.1 million sq ft of future commencements, with about half expected to start by year-end. In the core CBD portfolio, occupancy was 91.8% and leased stood at 94.1%.

Outlook and Investor Considerations

BXP appears to be strengthening its financial position with improved operational metrics, enhanced liquidity from the senior notes offering, and capital-mobilizing strategic asset disposition. The combination of robust leasing momentum and enhanced occupancy underscores resilience amid office sector headwinds.

Investors may monitor how BXP deploys its raised capital, the leasing trajectory into Q4, and whether renewed tenant activity translates into sustained occupancy performance. Risks include broader commercial real estate dynamics and the impact of rising interest rates on financing costs.

As of November 4, 2026, BXP shares are trading at $65.96—up 3.58%—reflecting market response to its quarter-end beat and strategic financial moves.
