BXP Chronicles $700M Senior Notes Deal Amid Lending Surge

Sun, August 23, 2026

Boston Properties (NYSE: BXP) today confirmed it has priced a substantial debt offering, selling $700 million of 6.050% senior unsecured notes due October 15, 2036. The offering, priced at 99.837% of face value and yielding 6.070% to maturity, is scheduled to settle on August 31, 2026, subject to customary closing conditions.

This move, announced on August 17, 2026, comes just as Boston Properties continues to benefit from heightened leasing activity and strong occupancy. In its second quarter earnings released July 28, BXP reported revenue growth, robust leasing totaling approximately 1.8 million square feet, and a 100 basis-point rise in portfolio occupancy to 88.4%—on the path toward a projected year-end occupancy near 90%.

Why This Matters

Institutional investors’ willingness to underwrite this long-term debt issuance at competitive rates underscores confidence in BXP’s development and leasing strategy. The firm notably secured a $1.2 billion construction loan for its 343 Madison Avenue project in Midtown Manhattan just weeks earlier, demonstrating strong access to financing for its pipeline.

Simultaneously, BXP is raising the midpoint of its full-year 2026 FFO-per-share guidance by $0.05, reflecting improved net operating income driven by occupancy gains and favorable cost performance. Management also flagged progress in asset optimization, having surpassed $370 million in net sale proceeds year-to-date with additional contracts in place.

Strategic Implications

The new notes offer a fixed 6.050% coupon for a decade, delivering predictable financing costs. Concurrently, the construction loan for 343 Madison Avenue—floated at SOFR plus 2.50%, subject to reduction—is earmarked to fund more than half the development cost of one of New York City’s most anticipated office projects.

Together with leasing gains and disciplined capital raising, the senior notes offering reinforces Boston Properties’ financial flexibility and execution capacity, supporting its goal of increasing occupancy across gateway markets.

Looking Ahead

As occupancy continues to climb and development investments advance, BXP appears positioned to extend its momentum through 2026 and beyond. Upcoming milestones include the close of the notes offering on August 31, continued leasing execution, and delivery progress on major developments.

Investors will be watching for the third quarter earnings report and any updates on execution, market conditions, and balance sheet deployment as BXP navigates a dynamic post-pandemic office landscape.
